Toronto Zoning Update: New Separation Distance and Angular Planes Policy Changes



The City of Toronto has announced key changes to zoning policies that will streamline applications for residential properties with up to three living units (e.g., two units in the main house plus a garden or laneway suite).

What’s Changed?

  • New Separation Distance: The required distance has been reduced to 4 metres.
  • Angular Plane Provision: This requirement has been eliminated.

Effective immediately, all current applications can be adjusted to reflect these changes. The City has confirmed that there are no plans to amend bylaws to counter or override these updates. However, they will work to update existing bylaws published online in the new year to align with this policy shift.

These changes mark a positive step in simplifying the approval process for smaller residential projects, promoting more flexibility for homeowners and builders.
